Q: Hi, I am planning to book a flat in VAHE IMPERIAL GARDEN @ varthur Bangalore. Anyone who has already booked a flat in this project OR VAHE LANDMARK @ varthur Bangalore, may plz give details & review about the builder & this project. So that I can make my decision fast.
It is NOT registered under RERA. Builder is also not reachable. Most of the flats are not completed. Most of the residents and flat owners are suffering. Project itself is not completed. Pathetic condition.
Stay away from this builder. The husband wife duo is only out there to cheat. They are constructing since last many year but completion no where in sight. People who invested are now repenting. Stay away from this builder.

It's not true, its fake review, we have purchased flat in this and already moved in, not only the builder wife and husband but the entire team is very cooperative and helpful. Yes there is a delay but please bear in mind that the real estate market is facing severe headwinds for last couple of years, if you compare with other project started at the same time than they lagging far behind Vahe imperial Garden for example Mahaveer tranquil (Nallurhalli, Whitefield) and the one at Graphite India signal , next to Keys hotel ..In these not even a single family is able to move in but in VIG we have about 25 family moved in ... by the way are you a flat buyer? Because we have a WhatsApp group of all flat owners and I don't see any one by name Mahor Lodha ...competitor review? Paid review?

The project is is just 4kms away from White field Forum value mall on whitefield - Sarjapur Road and 6.5kms from Wipro corporate office, 8 kms from ITPL, 7 Kms from Outer Ring road. The project is surrounded by many reputed education institutions, recreation centers and hospitals.
I would like to purchase a 3 bhk at Vahe imperial Garden. I am out of town now. I will be back to Bangalore by September 3rd week. Could you please mail me the details

Hey, I have booked an apartment in the very same imperial garden flat 6 A, this is one of finest quality construction I have even seen and one of the best location in and around whitefield, can expect quick development as lot of other project are coming up on the same road but again Vahe has an upper hand because of quality and their track record of on time delivery of previous projects, even I have spoken to one of their supplier and understand that they return the sub quality stuff it is not up to the mark so rest assured about the construction quality, you can email me on rsriwastava@gmail,com, I will pass my cell number to you .
Varthue Area is close by to schools.. but there is a narrow road towards the approach to whitefield. Similar some stretch is also narrow towards sarjapur (not hte one through dommasandra). As far as price is concerned, it is bit on higher side.
I agree with Mr.Sudhakar. I have myself booked a flat after doing the due diligence in Imperial Gardens. I have checked their quality in Vahe landmark which is good. Now when they say imperial gardens will be better, I am happy. All said and done in the end you will have to trust the builder that he/she will do a good job. If the builder is not good/reputed then he can drop his quality at point of time and the buyer will have to suffer. So it is just a matter of luck. In this case I assume that Vahe is trying to create a reputation in the market and hence will make sure that Imperial Gardens will be an example to showcase and win the confidence of prospective buyers for their future projects. I have also visited other projects like Myhnaa heights etc which is little bit cheaper but I was not convinced of the quality of the materials there. The doors and the balcony area looked very shabby for their demo flat. Remember that even the most reputed builder can give u the poor quality.

Nanda Kumar I'm doubting them what they are saying ..how the amphitheater can be used as a party hall. Even local made electrical fittings and Paints. They are not giving quality.
Hi Shashank, I had book a flat in Vahe Imperial Garden, They said Party hall will be open amphitheater which is there in the brochure and also they said small closed hall will be provided for Association meeting in the basement.
There is no clubhouse and party hall in the Vahe Imperial...It is really shocking as today all small projects are giving at least this amenities. Secondly, unbranded electrical fittings are used in landmark and same is said for imperial. I think then price are pretty much high for Vahe Imperial.

hi, i am planning to book duplex apartment in vahe landmark. i met couple of residents and they given positive feedback on the project and on the builders. can u please let me know what is wrong on the project. seen the project as it is completed we felt its better than other builders, though the rates are little high we almost finalised to go ahead due to better quality.
I booked an apartment in Vahe Imperial Gardens. The builder has only one project experience which is Vahe landmark. I hope they deliver good quality. Landmark was not a very good project.

I like this project in-spite of high sqft cost. But i could not accept BWSSB/BESCOM, VAT, Service TAX charges. Cost in Gunjur start from 2650, Myhna project which is 14 floor building cost 2850 and no floor charges. But Veha basic cost is 3000+ plus 25rs per floor charged from 4th floor. Veha calculation on BESCOM/VAT/ServiceTax 1) BWSSB/BESCOM sqft*200, which is very high compared to any big builder. 2) VAT 14.5% on (Basic cost+Carparking+BWSSB/BESCOM/Amenities) Very high 3) Service TAX 12.36 on (Basic cost+Carparking+BWSSB/BESCOM/Amenities) Very high
Dear sir, The rate of our project is based on the project specifications and materials used. As we had already mentioned in the price list VAT and Service Tax are variables as per the government norms. the estimates shows you the higher values. But the vat and service taxes will be charges only based on govt norms.Regarding the Statutory charges the charges are calculated for providing occupancy certificate. we assure you that there are no deviations and we will be issuing the occupancy certificate for our projects.

I am also interested in this project. Location looks good to me, as there is connectivity to whitefield, sarjapur, ORR, where many IT companies are there. Price seems to be little on the higher side. I went and saw another project by the same builders nearby this project. Spoke to couple of house owners, they mentioned that the project was delivered on time. If anybody is interested we can go for group booking and try to workout some discounts.
Even I am also planning to buy a 2 BHK apartment is Vahe Imperial Gardens so I am doing some research about this project. Till now I have not read any bad reviews about the same.
Vahe imperial garden seems to be reliable as the developer has obtained all the necessary NOCs and BBMP approval is under process. I went in BBMP office & meet officials in person and enquired about it and I am fully satisfied with it.It's little bit expensive but trustworthy.I would recommend as i have also deposited the booking amount.
